Actually providing funding for me to do deals is way less risky than investing in real estate the hands on way, especially if you have limited knowledge on the ins and outs of real estate investing.
Think about it. All my closings are done properly via a real estate closing attorney and each of my Money Partners’ loans are secured by real estate worth much more than their loan. The funding that my Money Partners make are no greater than 75% of the fixed up price of the property.
My Money Partners only provide funding on a property that they would not mind purchasing for the loan amount the day they make the loan. That way they will not mind taking over the property if everything went to “hell in a hand basket” and I defaulted. Therefore, a Money Partner will not provide funding on property or in areas they do not feel comfortable.
