When I talk to home sellers most of them think “traditionally” and assume that I go to the bank and get a loan to purchase their house.
Not the case! Couldn’t be farther from the truth.
And it’s a challenge getting some to understand that I don’t go to BANKS. They look at me like I have 3 heads.
I utilize a lot of private sources for funds. Like from individuals like yourself who have extra money lying around (earning peanuts) that they want to make a better return on. i.e. IRA Funds / Private Funds. I offer to pay them an above average rate of return for the use of their money.
The reason I use Private Funds is because the banks have capped us on lending. This is what happens when you buy the amount of houses that I buy.
I call my funding sources or funders my Private Money Partners.
They are the life blood of my real estate buying machine and I treat them like GOLD! They can move faster than banks, and they have different lending criteria than banks!
