Trust But Verify

Most of my real estate deals can be finalized in about 7 to 45 days. As the Buyer, this gives me enough time to insure the accuracy of the data I receive to review and analyze and verify the data pertaining to the real estate I am considering purchasing.

I review and analyze the data which includes the condition of the property, the location, the sales trends, age of the property, rehab cost, title search and so on. I have a system to investigate all the particulars in order for me to present a deal to my potential Private Money Partners.

When you are looking to become a money funder for a real estate buyer like myself, always exercise caution when dealing with all parties. I always go by “Trust but Verify”. Make sure you check that real estate investor’s experience and knowledge carefully. Find out as much as you can about him/her from other sources to verify integrity. Then review the data that is presented to you and ask for verification.

Find out what makes him or her think that this is a great deal? Why should you invest with him? Why this deal? Where did they get the data from? If you get any push back or the real estate investor is not willing to share this information you may what to pass.

I make sure I do all my homework and so that I know the answers to all of the above before I take a deal to any of my potential Private Money Partners.
Therefore I believe if you are looking to fund a deal for a real estate buyer like myself, you should know the answer to all of the above before deciding to fund the transaction.
